NJ Roof Insurance Claim Guide: Step-by-Step

Step 1: Document the Storm

Within 24 hours of a major storm, write down the date, time, and conditions. Screenshot any National Weather Service alerts for your area. Photograph soft items — grills, AC condensers, patio furniture, downspouts — that show hail dings or wind damage. This corroborates roof damage that’s harder to see from the ground.

Step 2: Get a Free Roofer Inspection

Hire a licensed local NJ roofer with a verifiable HIC number to climb the roof and provide a written photo report. Do this before you call insurance. Never pay for an inspection — reputable roofers do them free. Avoid out-of-state storm-chasers who knock on doors after a storm; they vanish before warranty work.

Step 3: File the Claim

Call your insurance company’s claims line. Reference the storm date and your roofer’s written report. Get a claim number in writing (text or email). The carrier will assign a field adjuster — expect a 7–14 day wait for inspection.

Step 4: Meet the Adjuster on the Roof

This is the most important step. Have your roofer present when the adjuster inspects. They’ll walk through every damaged area together to ensure nothing is missed. Adjusters routinely overlook hail bruising, lifted ridge caps, bent flashing, and dented metal vents. A roofer on the roof catches what the adjuster misses.

Step 5: Review the Scope of Loss

The adjuster will issue a scope of loss document listing every approved repair and the cost. Read it line-by-line and compare to your roofer’s estimate. Common omissions: ice & water shield, drip edge, ridge venting, code upgrades, dump fees. Your roofer can supplement the claim — this is normal and frequently approved.

Step 6: Sign the Contract and Schedule Install

Once the supplement (if any) is approved, sign your roofer’s contract and schedule install. Insurance typically pays in two checks: ACV (actual cash value) upfront, and depreciation/recoverable after the work is complete and invoiced.

Step 7: Pay Your Deductible Only

You pay only your deductible (typically $500–$2,500). Insurance covers the rest. After install, your roofer registers the lifetime manufacturer warranty and gives you the workmanship warranty in writing.

Watch out for "free roof" door-knockers. Anyone who offers to "waive your deductible" or "eat the deductible" is committing insurance fraud under NJ law — and you could be liable. Reputable contractors never do this.

What If My Claim Is Denied?

Don’t accept it. Most denials happen because the adjuster missed damage or labeled real storm damage as "pre-existing wear." Steps to fight a denial:

  3. Ask for a different adjuster if the original was unreasonable.
